Suspended above the history of Perugia
There are places where the historic city meets the horizon of nature in a continuous dialogue. Tucked away in a side street off Via della Viola, inside a medieval building with foundations dating back to the 1st century AD—upon whose sturdy walls a 1850s 19th-century expansion was built—this third-floor penthouse, completely renovated in 2018 by an architect returning from major experiences in Asia, reinterprets historic city center living, offering an extraordinary sense of freedom, light, and privacy with an international, contemporary touch.
Fluid spaces and bespoke details
Once across the threshold, the interior architecture reveals a design focused on flexibility and comfort. The absence of hallways creates a fluid, expertly articulated environment where every area is masterfully separated to ensure maximum privacy. Natural light flows through the apartment from south to west, caressing the surfaces and warm wooden floors. The generously sized living room comfortably accommodates a large 6-seater sofa and a dining table for 8-10 people, perfectly connecting with the study—featuring custom-made furniture—and the eat-in kitchen by Binova. The sleeping area includes two large bedrooms and two full bathrooms with a laundry corner. The master suite is designed for total privacy, featuring an elegant en-suite bathroom with a window and a walk-in closet that can also serve as an additional study or gym. From the entrance, a few steps lead to a delightful space with a large window overlooking the view, ideal for a reading nook or library. High-performance windows and an air conditioning system ensure impeccable thermal and acoustic comfort in every season.
A room in the sky
The most evocative and convivial heart of the home is revealed by ascending to the fourth floor via a private internal staircase. Here, you will find a habitable attic—a multifunctional space perfect for guests or personal hobbies—that serves the Contemporary Altana: a panoramic, sheltered lounge embellished with 8 windows designed to frame the landscape, and a fireplace that provides a warm, welcoming atmosphere on winter evenings. Surrounding this "room in the sky" is a spacious panoramic terrace, carefully organized into relaxation and dining areas. From here, the view sweeps 360 degrees over the Southern Umbrian Valley, embracing Mount Subasio all the way to the skyline featuring the bell towers of the Basilica of San Domenico and the Abbey of San Pietro.
The center, without compromise
Living here means breathing in the cultural soul of the city, just steps away from Corso Vannucci, Piazza IV Novembre, and the judicial and university districts. The location is both private and strategic: convenient to the Ripa di Meana and Via del Mercato parking lots and perfectly connected via the Minimetrò, with the option to purchase a separate private garage in the immediate vicinity. An ideal home for those seeking the privacy of a quiet retreat that looks out toward nature.
An invitation to discover
You will be surprised by how the light transforms the spaces throughout the day. To discover the unique character of this property up close and experience the terrace for yourself, we invite you to contact us to arrange a private viewing.

In the ancient heart of Perugia, just a few steps from Piazza IV Novembre, Via della Viola maintains a rhythm of life that is intimate, creative, and deeply rooted in the community. This charming urban thoroughfare is a vibrant example of regeneration, where medieval stone walls engage in a dialogue with scattered art galleries, artisan workshops, and independent bookstores. The atmosphere is that of a village within a city, enlivened by local cultural events and the famous festival of the same name, which celebrates civic identity through music and street performances. Nestled among scenic alleyways that open onto the Umbrian hills, the setting combines the tranquility of a private residential area with immediate proximity to the city's main monuments and services.
